Estate services

Our estate team caretakes and cleans the
internal and external communal areas in our homes

About our estate services

The team looks after the cleaning and caretaking of the communal areas in over 300 blocks in and around Bracknell.

To do this, they follow weekly and monthly cleaning schedules and newly developed cleaning specifications.

What you can expect from our estate services team

Please note that not all of these may be applicable to your block.

There may be times when we need to adjust our cleaning and caretaking service. If you pay service charges, you will only pay for the services you receive.

Cleaning

Hard and soft flooring
Fully clean and free from dirt, dust, removable marks and litter.

Carpets
Fully clean by hoovering. Free from removable stains and marks, dirt, dust and build-up by skirting boards.

Skirting boards, bannisters, ledges and windowsills
Wipe clean and leave free from dust, smears, dirt, removable marks, spills or scuffs.

Front entry door area
Entrance mats cleaned with hard brush and hoover. 
Area leading to front door clear of cigarette butts and litter.
All door handles, frames and viewing panels wiped clean.

Walls including radiators and wall heaters
Wipe clean and leave free from removable marks, dirt and/or graffiti.

Doors and frames
Wipe clean all handles, hand/foot plates and viewing panels leaving them free of smears with no dust, removable marks, or graffiti. Wipe clean frames and panels ensuring they are free from dirt and residue from stickers and notices. Wash and clean all glass to a height that can be safely reached.

Switches and pads
Wipe clean and leave free from dirt and removable marks.

Bin chute room
The bin chute lid is clean and the room will be free from litter and debris.

Lifts
Floors free of dirt, dust and build-up at corners.
Push buttons and panels - wiped over.
Lift cabs, threshold plates, door runners & surroundings - wipe clean and leaver free from build-up, dirt, dust, smudges, fingerprints & stains. Clean runners and remove any debris.

Internal windows
Washed clean and free of streaks, smears and visible soap residue. Windowsills and frames shall be wiped clean to remove all dried dirt, insects, dust and other materials.

High-level ceilings and light fittings
Free of cobwebs, dirt and marks where accessible.

Corridors, walkways and stairwells
Free of customer belongings, bulk and fly-tipped rubbish.

Communal post boxes
Wiped clean removing dirt and removable marks.

Internal mobility scooter/buggy/bike stores
Remove litter and debris, sweep and mop.
Walls - clean removable marks, dust, dirt or graffiti.

Caretaking

Bin areas
Clean and free from over-spilled rubbish, marks and graffiti.

Health and safety of communal areas

Ensuring walkways are clear and free of hazards, reporting communal repairs.

Litter picking

Fire alarms

Weekly testing where applicable.

Automatic opening vents (AOVs)

Tested to ensure they are in proper working condition.

Blocks and estates

Car parks
Free from litter and weeds

Garage and garage areas
Garage areas are clear of litter, weeds, debris and garages are usable, have good access and lockable doors and are free of graffiti, vandalism and fly tipping.

Paths, walkways and courtyards
Free from litter, leaves and weeds.

Play areas and seating areas
Free from litter, weeds and leaves.

Abandoned vehicles
Reported and removed.

Communal repairs
Reported and completed.

Grounds maintenance

Grass areas
Regularly cut, all cuttings removed from hard surfaces, associated shrubs maintained.

Weed clearance
Area free of weeds.

Shrub bed and hedge maintenance
Free from leaves, litter and weeds. Where applicable, chippings/ mulch kept within beds, not overgrown or obstructing paths.

Trees
Overgrown shoots and self-seeded saplings cut back and removed to ensure trees are in good health.

How you can help us

Keep your communal areas free of personal belongings and waste. This includes items like bikes, pushchairs and footwear.
Report any fly-tipped items and communal repairs to us immediately.

Ensure your rubbish and recycling goes in the correct bin. This will ensure no extra service charges.

Smoke only in designated areas, not in communal areas.

Report any anti-social behaviour to us immediately.

"I want you to know that the lady and gentleman were so nice, listened to my concerns about displacing current nesting birds etc. They worked really hard and they have done a magnificent job, considering the amount of Ivy and dead leaves they had to contend with they did a first-rate job. They were courteous and cheerful and definitely not afraid of hard work.
